Baskervill is working with Rebkee Co. and Thalhimer Realty to transform Regency (formerly known as Regency Square Mall) from a 1970’s big-box shopping mall into a revitalized plaza for the modern day consumer. The mall, which originally opened in 1975, houses 820,000-SF of shops and entertainment in a traditional indoor mall layout. The concept, currently being implemented, reconfigures tenant spaces outwards, allowing shoppers to access stores from new exterior entrances. A space previously housing a two-story Macy’s department store is being renovated and repurposed as a multipurpose swim club with three separate pools for NOVA Aquatics. An existing parking lot was replaced by 12,320-SF of outparcel buildings to house a number of new tenants in addition to the malls existing shops.
New façades will feature brick veneer and a combination of wood and metal siding to create a fresh and contemporary look while contrasting with the surrounding suburban neighborhood. An updated entrance will increase the site’s visibility from the road, while implementation of sidewalks along the main entrance and throughout the plaza will increase walkability and create more of an open-air feel to the space.
The project has attracted more than 15 new tenants including a trampoline park, coffee shops, and restaurants.
